Mortgage loan denied in underwriting: what to do next

Separate a missing condition from a denial, match the problem to the evidence needed, and decide whether to fix the file or change lenders.

The short answer

If underwriting denied your mortgage, get the exact failed requirement before starting another application. A missing document, a loan that fails a program rule, and a property that does not qualify require different fixes. Another lender can help when it has a specific way to address that obstacle—not simply because it is willing to take an application.

Is the loan denied, or are conditions still outstanding?

A document request is not itself a denial. A conditional approval means requirements remain before the lender will close; a suspended or incomplete file may need more information before a decision can be made. A denial means the lender has declined the application.

Ask your loan officer for the current status and the unresolved requirement in writing. If the lender issued an adverse action notice, use its reasons. If it is waiting for evidence, ask exactly which evidence will satisfy the condition.

Do not send a larger pile of documents without knowing what the underwriter needs to establish. Match the condition to a record that answers it.

When missing deposit documentation can be fixed

For a transfer between your own accounts, statements showing the withdrawal and matching deposit can establish the path of the money. A description saying “my savings” does not do that by itself.

Under Fannie Mae’s purchase-loan guidance, an unverified large deposit can be excluded from available assets. The key question then is whether sufficient verified funds remain for the transaction. That is different from assuming every unexplained deposit automatically makes the loan impossible.

Ask whether the lender needs the source documented or whether the transaction can qualify without that money. Do not move funds around to make the original trail harder to follow.

A low appraisal is not an income problem

Ask for the appraisal and identify what changed: the value may be below the price, or the home may have a separate eligibility issue. For a typical first-lien residential mortgage, you are entitled to a copy of the appraisal and other written valuations the lender obtains.

A lower price, a revised loan amount, or additional cash may address a value gap. If there is a factual error, ask about the lender’s reconsideration process and provide evidence. A new lender or appraisal is not a guarantee of a higher value.

Fix the current application or switch lenders?

If the existing lender can accept the evidence and the loan otherwise qualifies, resolving the condition may avoid repeating work. If the lender does not offer a suitable program or imposes a restriction another lender can address, a second review is relevant.

Before switching, get answers to these

Which fees are new, already incurred, or potentially reusable?

Can the new lender evaluate the file and property within the contract dates?

Give the second lender the denial explanation at the beginning. Withholding it can lead to another application that fails for the same reason.

If a purchase deadline is close, work on both tracks

The financing issue and the purchase contract need attention at the same time. Tell your real estate agent or attorney that underwriting has stopped the loan. Review the financing contingency, notice requirements, and closing date with them.

A new application does not automatically extend a contract deadline or protect an earnest-money deposit. Ask the lender for a timeline based on outstanding tasks, and ask your agent or attorney what action the contract requires.

For the second review, send the denial reason, the unresolved conditions, the financial records behind them, and the contract dates. That is enough context to begin asking whether an alternative is realistic; a general promise to “close fast” is not.

Can a loan still be denied after conditional approval?

Yes. A conditional approval depends on satisfying the remaining requirements. An unresolved condition or new information can prevent the loan from closing. Continue responding to document requests and tell the lender about changes in employment, debt, funds, or the transaction.

If your question is specifically why the initial preapproval did not hold, compare the original assumptions with the verified file. That is a different investigation from figuring out how to satisfy a particular underwriting condition.
